"Mark, your service worked exceptionally well for us. In fact I doubt I’d sell another house the traditional way again after our positive experience with your system. We’ve tried the “for sale by owner” route before. While I think that can work when the market is very hot, these days if you are not on [MLS®] and not offering competitive commission to the buyer’s [REALTOR®] you will likely be less successful. Those two items combined with doing a little local research to make sure you price your home for today’s market are the keys to success in my mind.

Our home sold in 30 days in a very slow market. I can’t stress these points enough; get good comparatives and price your home based on the current market, not what houses were selling for last year or worse 2 or 3 years ago. Offer the going market commission to the buyer’s agent. And approach negotiation with potential buyers without emotion and with common sense. You can easily find the sold price to listing ratio for your market. Be prepared to sell for 2 or 3% below asking price if the ratio is 97% in your market which was the case in our town.

For sellers willing to handle the communication directly with potential buyers and their [REALTOR®], it’s a no brainer. You get the same [MLS®] exposure you would with a full service [REALTOR®], the buyer’s agent is happy to show your home if you offer fair market commission and you save a lot of money for that little extra work. In our case the saving was around $8,000."

"When it came time to sell our condo, we pro-actively looked for ways to save on fees. We had heard about For Sale By Owner (FSOB) services but was worried we would get in over our heads, not only because we have never sold a home before but also because our lives had recently become very busy with the arrival of a new baby. We then ran across myrealty.ca during an internet search. The fees for myrealty.ca were a bit more than the typical FSOB service but we were attracted by the promise of support from a real [REALTOR®]. Granted, FSOB services also offered support on their websites but the nature of that support was hidden behind opaque pay-walls. We decided to pare down our choices by submitting preliminary questions to these respective websites about the nature of the services offered, and the success we could expect from using their service. The two FSOB services we e-mailed did not bother to respond to our questions. Mark from myrealty.ca, on the other hand, responded promptly to our questions and assuaged all our concerns. That was a preview of our relationship because after we decided to go with myrealty.ca, Mark continued to respond promptly and knowledgeably to all our e-mails. After Mark listed the condo on the [MLS®], we immediately had buyer agents calling us to see the condo, and we ended up selling the condo within 10 days of the listing! During the review and signing of the purchase contract with the buyer agent, we followed along using a checklist provided on the myrealty.ca website and the contracting process and subsequent sale all went through smoothly. I'm still a little shocked at how easy everything was and it has confirmed thoroughly in my mind that fees charged by conventional [REALTORS®] are much too high. "As a young family looking to sell our house we did not know what would be our best bet for real estate service living in a small rural town. We weighed traditional local expensive services, do it your self "purchase services" you wont use up front with add on MLS® exposure services later for more up front money, and then myrealty.ca. It did not take long to find the benefits myrealty offered far outweighed any other services on the market. From start to finish things were explained, Mark was available to answer any questions in a timely manner, and before we new it we had our house on MLS® with no upfront costs. Once listed the showings began and before we new it we were packed up and out the door and kept a bunch of money in our pockets. The only obligation we had was 0.5% and a selling commission of our choice. The low percentage cost of using myrealty also allowed us to offer a fair and competitive selling commission with no hesitations that definetely aided in the selling of our house. We calculated our savings using myrealty and offering of a fair selling commission was still over $9,000 compared to traditional services. If you are looking for the cheapest and shortest listing service around then there are a couple of other do it yourself options out there that may save you a buck or two. However you are paying up front, you have shorter listing periods then what myrealty offers and if you don't sell you are invested with out of pocket money with no refunds. If no upfront costs, no upfront purchasing of services you don't want with continued short term renewal costs, only pay if you sell and ease of use are important to you then myrealty.ca should be your choice. When the time comes to sell again myrealty.ca will be my first stop. "

Before I decided to choose www.myrealty.ca I was thinking of just advertising in local newspapers and on the Craigslist or for Sale by Owner in order not to pay that much for commission for the agents. "We were very pleased with the service from MyRealty.ca. Mark was easy to deal with and always responded to our questions very quickly. We tried selling privately using a sign and newspaper ads but received very little response. MyRealty.ca gave us the exposure we wanted on the [Toronto Real Estate Board's MLS® system] without having to pay a high commission to a listing agent. Our phone started to ring the day the listing went on the [Toronto Real Estate Board's MLS® system]. We had some negative feedback from Buyers agents who told us that they wouldn't work with us because we were "destroying the system". "I have 3 recommendations about selling your property with Myrealty.ca:
1- Get organized

3- Save money, get great service, lots of good advice and ensure you contact MyRealty.ca to help you with advertising and follow the steps for the sale of your property.

Once you register with MyRealty, you will get an e-mail from Mark, and a Contract. The contract is pretty straight forward. You will be given some input on the information that you may want to place on [the Toronto Real Estate Board's MLS® system], and you will be asked for some pictures.

Then you will have to take care of showing the property, or arrange for a lockbox.

I did follow his web advice about forwarding the e-mails from my e-mail account to my phone (they come on my phone as a text message), so I did not miss any opportunity to be contacted by [an agent] with a buyer.

My property was seen by 40 [agents] with buyers, and was sold in 30 days at 97.5% of the asking price. All these numbers (40, 30 and 97.5) are the average for this building. Which makes me think I got the same results with MyRealty.ca than with any other [agent], but I saved money on the commission.

I will use MyRealty.ca again, it was a learning experience that saved me money and gave me lots of satisfaction."

I enjoyed the convienence of having all the necessary forms in a "bundle" (which saves a lot of time), and the convenient ways of submitting the forms - fax or scan/email. I made several changes after the listing, e.g. price change and contact information change, both of which were taken care of very quickly. Most of all, I enjoyed the promptness in response time for my questions, which I did not get by listing with other agents. All of my questions, concerns, and inquiries were answered within 24 hours, if not within hours. "I can't begin to express enough how pleased and privileged I am to have accessed Mark Annable's website. I was unaware that myrealty.ca existed until I accidentally stumbled upon the website while surfing [mls.ca] for real estate in the Robson Valley.

Curious and intrigued, I followed the link and began reading and researching myrealty.ca. I had investigated multiple FSBO websites, but was not convinced I would get the full exposure and potential to sell my home like I could get on [my local board's MLS® system]. And...the rest is history.

"We feel, unequivocally, that we made the right decision by using myrealty.ca. We recommend myrealty.ca regularly to friends if we feel they are the type who would want to maintain maximum control over their real estate transaction and save money on the commission paid. For us, your real estate company, which is essentially a DIY (do-it-yourself) real estate agency that provides [a listing on your local board's Multiple Listing Service®], is the best type of agency to use. Since we prefer to do for ourselves what traditionally the real estate agent has done, we don't understand why we should pay an agent via an exorbitantly high percentage-based commission structure when we are really only using their services in the final buying or selling stages of a transaction. Also, we have found through experience that as the real estate market heats, agents sometimes don't even offer the service that they traditionally have offered, yet they still collect a significant commission.

For example, we encountered an agent working for a buyer who would not take the time to accompany his client to view our property. The client came alone. This agent never physically presented himself to us as seller prior to an offer being made by his client. This agent literally was invisible despite the fact that his client was sufficiently interested to write a serious offer. The offer was presented via fax from the agent's local office. And for this, the agent would have collected the full normal commission. The real problem is that clients allow agents to get away with this nonsense.

Our lawyer literally exclaimed "That's nothing!" when he saw the commission we paid to myrealty.ca. It is rare for an experienced lawyer to ever exclaim, but he asked us specifically how we discovered myrealty.ca since he was impressed by the modest commission.

There is no question that the myrealty.ca method of buying and selling real estate is the way of the future. People are more savvy now than in past about the services for which they pay. With information so readily available via the Internet and publications, there is no going back to the old way of relying on somebody else to handle likely the largest financial transaction of your life."
